Why bustling Finsbury Park is a great place to invest in a new home
Although it has smartened up its act enormously in recent years, Finsbury Park remains a little rough around the edges – which is all part of its charm.
Home to the well-loved, eponymous park, which was created as a green lung for Londoners in 1869, the neighbourhood is centred around the revamped station.
The Victoria and Piccadilly lines, Great Northern and Thameslink routes intersect there, and last year it was the seventh-busiest station across the entire Tube network in terms of passenger numbers.
Not that locals need to travel to find entertainment, as there’s plenty to do on the doorstep.
Victorian houses and conversions predominate, while clusters of new-build homes are a welcome addition to the housing landscape, giving buyers more choice.
‘Finsbury Park is a fantastic place to invest in right now. The redevelopment of the station, with a cinema and a whole Tube network on your doorstep, is bringing many different types of people to the area,’ says Katherine Long of Winkworth.
‘Entry level for a one-bedroom flat is around £400,000, while a family three-bedroom house can be snapped up for anything over £1million. Typically, Victorian terraces sell the best.’
City North by Telford Homes, next to the station, is in four buildings including two high-rise towers that offer far-reaching views. Only 30 private sale flats out of 300 remain – a mix of large two, three and four-bedroom homes.
Prices from £772,500 to £1.5 million for a 21st to 23rd-floor three-bedroom, three-bathroom penthouse with a roof terrace.
Stamp duty’s paid on reservations before December 12. Residents have use of a 24-hour concierge, landscaped roof garden, private lounge and basement bike storage.
Berkeley’s Woodberry Down, a new community, will eventually have more than 5,500 homes in 64 acres next to two reservoirs. Work is set to continue until about 2035, and apartments are currently for sale in the latest phase, the Editions Collection.
One-bedroom flats in Emerald Quarter start from £561,750 with Help to Buy; one, two and three-bedroom homes in Hawker House are priced from £520,000, with two-bedroom homes in Darter Apartments from £647,500.
One and two-bedroom shared ownership homes are on offer from Notting Hill Genesis at Heron Quarter, part of Woodberry Down. All have private outside space and they start from £106,250 for a 25% share of £425,000.
More two-bedroom apartments are up for grabs through shared ownership at Peabody’s Patchworks, a five-storey retro-inspired gated building with a rooftop garden.
And a selection of two and three-bedroom homes are left at nearby Elemento, some of them overlooking the park. They are priced from £650,000, via Winkworth and Foxtons.
